Green Meadows is a standard single-family home subdivision in Wilmington, NC. These restrictive covenants run with the land and bind all current and future lot owners, not a homeowners' association. The rules focus on residential use, minimum house size, building materials, setbacks, and prohibitions on commercial activity, temporary structures, and livestock.
- Permitted use & structures: Lots are for residential purposes only. Only one detached single-family dwelling (max two stories) and a private garage for up to two cars are allowed. No garage apartments, temporary structures, trailers, mobile homes, tents, shacks, barns, or other outbuildings may be used as residences.
- Minimum house size & exterior materials: Dwellings must have at least 1,200 square feet of heated living area (excluding porches, garages, carports). At least 60% of exterior finish (excluding roof) must be brick, brick veneer, or stone.
- Setbacks & building lines: Buildings must be at least 40 feet from the front street line (30 feet for lots 2 and 10), and at least 10 feet from side lot lines. Eave overhangs up to 3 feet and uncovered stoops/steps are allowed within setbacks. The developers may adjust setbacks up to 10% with the affected owner's consent.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock. Dogs, cats, or other household pets are allowed if not kept for commercial purposes and not a nuisance.
- Vehicles & parking: Unsightly, inoperative junk cars and like eyesores cannot be maintained on any lot or street and may be removed at the owner's expense.
- Signs: No signboards on residential lots except 'for rent' or 'for sale' signs no larger than 2 feet by 3 feet.
- Nuisance & maintenance: No commercial, noxious, or annoying activity. Yards must be maintained; if not, developers may clean at owner's expense. No dumping of rubbish; trash must be in sanitary containers. Buildings must be kept in repair; debris must be removed within 90 days after fire or casualty.
- Amendments & duration: Restrictions may be altered by written document executed by the developers (or successors) and owners of at least 60% of the lots. If not modified, they remain in effect until December 31, 1999.
