- Permitted uses: All property must be used for industrial, office, commercial, or warehousing purposes only. No use that creates an unusual hazard, nuisance, or violates laws is allowed.
- Building & setback requirements: Buildings must meet state and county codes. Minimum setback from street right-of-way is 50 feet (30 feet for lots under 250 feet deep); from other property lines, 15 feet.
- Architectural review: Prior to any construction or improvement, owners must submit a land plan, site engineering plan, and architectural plans (including building plans, elevations, signs, lighting, and dumpster screening) to Declarant for written approval.
- Parking & vehicles: Parking areas, driveways, and roads must be paved. Minimum setback from street right-of-way is 10 feet; from other property lines, 3 feet. No damaged vehicles may be parked in open areas; delivery vehicles may not remain in front of buildings for extended periods; no on-street parking.
- Landscaping & maintenance: All property must be landscaped within 90 days of occupancy or building completion. Owners must keep grass, weeds, and plantings trimmed and free of trash. Declarant may cut grass/weeds and charge the owner if they fail to do so.
- Signs & antennas: All signs and antennas (including masts or towers) require Declarant's approval. No wooden antenna masts or towers are allowed.
- Storage & refuse: Garbage and refuse containers must be concealed within buildings or behind screening. No outside storage or displays without written approval. No storage tanks (e.g., water or propane) without approval.
- Enforcement & duration: These restrictions run with the land for 35 years from recording (1988). Violators must pay court costs and reasonable attorney's fees. Declarant may waive minor violations in writing.
