Northwood Estates is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions recorded in 1963. These covenants run with the land and apply to all current and future lot owners.
- Residential use only: Lots may be used only for residential purposes. No commercial, noxious, or nuisance activities are allowed.
- Single-family detached homes: Only one detached single-family dwelling (max two stories) and a private garage (max one story, no living quarters) are permitted per lot. Minimum floor area is 950 square feet (excluding garage, carport, porch).
- Architectural review: Design, placement, and specifications of all buildings must be approved by the developer or their designee.
- Setbacks: Buildings must be at least 10 feet from side lot lines and 50 feet from the front or street line. For corner lots, the side with less street frontage is considered the front.
- Prohibited structures: No temporary structures, trailers, mobile homes, tents, shacks, garage apartments, barns, or other outbuildings may be used as residences.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock. Dogs, cats, or other household pets are allowed but not for commercial breeding or maintenance.
- Sanitation & waste: No dumping of rubbish or waste; trash must be kept in sanitary containers. Incinerators must be clean. No surface closets or outhouses; sewage disposal must be by septic tank complying with state health board requirements until a general system is installed.
- Lot subdivision & similar houses: Lots may not be subdivided unless the resulting parts become part of whole lots. At least five lots must separate houses of similar outside appearance.
