Shinnwood II is a single-family home subdivision in Wilmington, NC. These covenants run with the land and bind all current and future lot owners. The rules aim to maintain the residential character and attractiveness of the neighborhood.
- Residential use & structures: Lots are for single-family residential use only. Only one detached single-family dwelling (max 2 stories), a private garage for up to 3 cars, and incidental outbuildings are allowed. No temporary structures, trailers, tents, shacks, or barns.
- Minimum floor area: Each residence must have at least 1,500 square feet of heated floor space, excluding garages, covered walks, porches, terraces, and outbuildings.
- Setbacks & fences: No minimum front or rear setbacks beyond county zoning, but no building may be closer than 15 feet to side property lines. Fences beyond the front of the residence must be ornamental.
- Architectural review: Building designs must be approved by the developer or appointee. Approval or disapproval must be given within 21 days of written request; if no response, approval is not required as long as the design is in harmony with existing structures.
- Garage openings: Attached garages and carports should open from the side or rear of the residence where practical.
- Nuisances & home businesses: No noxious or offensive trades, nuisances, or domesticated farm animals/fowl. Home businesses are discouraged if there is outward evidence such as signs, commercial vehicles, or materials stored outside.
- Vehicles & junk: Unsightly inoperative junk cars and similar eyesores are not permitted on the property.
- Sewage disposal: Proper sewage disposal (septic tank, drain field, etc.) must be provided before occupancy. When county sewage becomes available, owners must connect and abandon septic systems.
