Shinn Point is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). The rules apply to all lot owners and are designed to maintain a residential, waterfront community with strict architectural and environmental standards.
- Residential use only: All lots are for single-family residential use only. No temporary structures, trailers, tents, or barns are allowed. Only one single-family dwelling per lot.
- Architectural review: All building plans, exterior colors, site grading, and landscaping must be approved in writing by the HOA before construction. The HOA has sole discretion to approve or deny plans, including for environmental reasons.
- Minimum home size & design standards: The main dwelling must have at least 1,400 square feet of heated floor space (excluding garage and porches). The building footprint cannot exceed 15% of the lot area. Plans must be designed by a registered architect. Roof slopes must be between 3/12 and 12/12. Exterior siding must be natural wood, stucco, or cedar shakes. Underground power is required.
- Setbacks & height: Buildings must be at least 15 feet from side property lines and 25 feet from subdivision roads. Waterfront/canal setbacks are at least 25 feet. Maximum building height is two stories above street level.
- Parking & driveways: Each lot must provide off-street parking for two cars. Only one driveway per lot, no more than 12 feet wide. Parking areas must be screened from view.
- Native growth & marshland protection: No trees, shrubs, marsh grasses, or other native vegetation may be removed or altered without HOA approval. No alterations to marshland are permitted.
- Piers & docking: Canal-front lots may have one floating dock and ramp per lot, using a uniform design. No boat houses. Piers are for exclusive use of Shinn Point property owners; live-aboard boats are not allowed.
- Assessments & HOA fees: Each lot owner must pay annual and special assessments set by the HOA. Assessments become a lien on the lot if unpaid. Delinquent assessments accrue interest and may incur attorney's fees.
