Camelot Court is a single-family-home subdivision in Wilmington, NC, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that run with the land and bind all owners, tenants, and occupants. The rules cover lot use, building standards, maintenance, parking, pets, and other residential living requirements.
- Lot use & buildings: Lots are for single-family residential use only. Each lot may have one detached single-family dwelling (including modular or mobile homes meeting size and foundation requirements), a garage or carport for up to three cars, and one storage building. Minimum dwelling size is 700 square feet (excluding porches, garages, carports). No temporary structures, trailers, tents, or outbuildings may be used as residences.
- Architectural & design review: The Developer (or its designee) must approve the site, location, design, and appearance of all buildings, fences, and other structures. Approval decisions must be made within 10 days of a request; if no response, approval is not required but the design must harmonize with existing structures. No chain-link fences are allowed; fences over 6 feet tall must not extend past the front setback.
- Property maintenance & appearance: Owners must keep their property neat, tidy, well-landscaped, and free of debris. All personal property (bicycles, lawn equipment, trash cans, etc.) must be stored out of view. No statues, yard art, or artificial wildlife are allowed. Houses must be regularly cleaned, washed, and painted. Junk cars, inoperative machines, and eyesores are prohibited. Mechanical work on vehicles may only be done in back yards or garages and must not be left unfinished for more than 3 days.
- Parking & vehicles: No more than 3 motor vehicles per home, all licensed and in good running order. Vehicles must be parked in driveways, not on lawns, roadways, or easements. Boats, RVs, and tractor-trailer rigs may only be parked in the back yard. No vehicle may block streets, roadways, or access areas.
- Pets: No more than 4 household pets (dogs, cats, or other domesticated companions) per lot. Pets must be restrained or confined in a fenced area or inside the house, kept reasonably quiet, and leashed when not in a fenced area. Owners must clean up pet debris from their lot and any other lot.
- Leasing & rentals: Leases are permitted; the document does not specify a minimum lease term. Tenants and occupants are subject to all covenants.
- Easements & shared maintenance: Each lot has a 30-foot access/drainage/utility easement along the northeastern side and a 10-foot buffer easement that must remain in its natural wooded state. All lot owners share equally in maintenance costs for the access easement, payable within 14 days of notice. Owners must maintain drainage ditches and all easements on their lot.
- Signs, window treatments, satellite dishes, clotheslines: Only 'For Sale' or 'For Rent' signs up to 5 square feet are allowed. Permanent white mini-blinds must be installed on street-visible windows within 30 days of occupancy. Satellite dishes must be placed behind the dwelling and out of street view. Clotheslines must be screened from public view.
