Harvest Grove is a single-family home HOA in Wilmington, NC. You own your lot and house; the association maintains private streets, common areas, and stormwater facilities. All lots are restricted to single-family residential use only.
- Minimum home size & garage: Each dwelling must have at least 2,200 square feet of heated/cooled enclosed area (excluding garages, decks, porches). A detached or attached garage for at least two cars is required.
- Exterior materials & design approval: Exterior siding and roof materials must be approved by the developer (or later the HOA). Prohibited materials include concrete block, aluminum siding, asbestos siding, cinder block, and tar paper. All building plans, including elevations, colors, and landscaping, require prior approval.
- Pets: No more than four household pets per lot. Pets must be restrained or confined to the owner's fenced back yard or inside the house (except cats). Animals raised for commercial purposes or food are not allowed.
- Parking & vehicles: Boats, trucks, trailers, campers, motorcycles, and recreational vehicles may not be parked on common areas or street rights-of-way, and must be kept inside a garage when on a dwelling site.
- Leasing & rentals: The document does not address leasing restrictions or minimum lease terms.
