Purviance is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). These restrictions apply to all lot owners and residents, ensuring the community remains residential and attractive.
- Residential use only: All lots are for single-family residential use only. Business, manufacturing, or commercial activities are prohibited, though a home office is allowed if it does not generate extensive vehicular traffic.
- Minimum home size & garage: Each dwelling must have at least 1,800 square feet of enclosed, heated/cooled living area (excluding garages, decks, etc.). A detached or attached garage for at least two cars is required.
- Architectural & design standards: All building plans, exterior materials, colors, landscaping, and fencing must be approved by the developer (or later the HOA). Prohibited exterior materials include concrete block, aluminum siding, and tar paper. Homes must have a front porch covering 50% of the front elevation.
- Setbacks & lot lines: Minimum setbacks: 20 feet front, 5 feet side, 30 feet rear. Dwellings cannot have more than a 10-foot differential from adjacent homes' front or rear setbacks without written approval.
- Pets: No more than four household pets per lot. Pets must be restrained or confined to the owner's fenced backyard or inside the house (except cats). Livestock, poultry, and other animals are prohibited.
- Parking & storage: Boats, trailers, campers, motorcycles, and recreational vehicles may not be parked on common areas or street rights-of-way, and are only allowed on a lot if stored inside a garage.
- Fencing, landscaping & maintenance: Fencing plans require approval. Front areas must be sodded, sprinkled, and landscaped to at least the rear corners of the dwelling. Owners must maintain their lot and exterior improvements in good condition.
- HOA assessments & liens: The HOA levies annual and special assessments, which are a lien on the lot if unpaid. Annual assessments can be increased up to 10% per year without member vote; larger increases or special assessments require a two-thirds vote of members.
