Mason's Ridge is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners and sets rules for land use, construction, maintenance, and assessments.
- Land use & building type: Lots are for residential use only. Only one detached single-family dwelling (max 2.5 stories) and a private garage for up to 3 cars are allowed. No mobile homes or incomplete structures may be used as residences.
- Minimum dwelling size: Homes must have at least 1,800 heated square feet for a ranch house or 2,500 heated square feet for a two-story house, excluding porches, breezeways, steps, and garages.
- Architectural review: Building plans, specifications, and plot plans must be approved in writing by the Declarant (or later the HOA) for conformity and harmony of design. Approval is deemed given if no response within 30 days or if no lawsuit is filed before completion.
- Fences & walls: Fences, walls, hedges, and mass plantings cannot exceed 6 feet in height.
- Pets & animals: Only household pets (dogs, cats) are allowed, kept for non-commercial purposes, confined to the owner's lot, and not allowed to run free or cause disturbances. Pens must be cleaned regularly.
- Parking & vehicles: Off-street parking must be provided. Street parking is not permitted. Boats, trailers, campers, motor homes, and inoperable vehicles must be parked in a garage or screened area, not in the front yard or on the street.
- Assessments & HOA: Only owners of Lots 1, 2, 3, and 4 pay assessments for maintaining the entrance and private drive of Sentinel Court and for street lighting. Assessments are set annually by those lot owners. Unpaid assessments bear interest at 10% per annum and become a lien on the lot, enforceable by foreclosure.
- Signs: Only one commercial sign, no larger than 2 feet by 3 feet, advertising the property for sale or rent is allowed.
