What Hampton Trace's governing documents say
Hampton Trace is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and are designed to maintain the residential character and attractiveness of the community.
- Residential use only: All lots are for single-family residential purposes only. No commercial or industrial activities are allowed.
- Minimum home size: Each residence must have at least 1,200 square feet of heated floor space, excluding porches, garages, and other non-living areas. The developer may approve a home up to 10% smaller.
- Architectural review: All building plans, site locations, and plot plans must be approved by the developer before construction. The developer also controls the location of storage buildings and fences.
- Exterior materials: Exteriors must be conventional frame, brick, wood, clay brick, or stucco. Concrete block, aluminum siding, asbestos siding, and tar paper are prohibited.
- Impervious cover limit: No more than 4,500 square feet of any lot may be covered by structures or paved surfaces (including driveways, patios, etc.) to comply with stormwater regulations.
- Prohibited structures & vehicles: No house trailers, mobile homes, travel trailers, recreational vehicles, tents, shacks, or temporary structures may be used as residences. Boats must not be visible from the street. No satellite dishes are allowed.
- Fences & hedges: Fences and hedges require written approval from the developer. Fences cannot be placed nearer the front lot line than the rear corner of the house. Annual maintenance is required.
- Yard maintenance & nuisances: Lots must be kept mowed and free of unsightly objects. No yard sales, garage sales, clotheslines, or noxious activities are permitted. Inoperative vehicles and farm animals are prohibited.
