- Architectural review: All exterior improvements—including buildings, fences, landscaping, and color changes—require prior written approval from the Declarant (or later an Architectural Review Board). Plans are deemed approved if not acted on within 30 days. The Declarant may reject plans for any reason, including aesthetics.

- Stormwater & impervious surfaces: No more than 4,000 square feet of any lot may be covered by impervious materials (e.g., concrete, asphalt). Swales may not be filled or altered except for driveway crossings. These restrictions cannot be changed without state consent.
