Harmony Cove is a single-family residential subdivision in Wilmington, NC. These covenants run with the land and bind all current and future lot owners. The rules focus on maintaining a uniform, attractive residential character.
- Residential use only: All lots are for single-family residential use only. No house trailers, mobile homes, tents, shacks, or temporary structures may be used as residences.
- Minimum house size: Each residence must have at least 1,100 square feet of heated floor space, excluding porches, garages, and storage. The developer may approve a house up to 10% smaller.
- Exterior materials: Exteriors must be conventional frame, brick, clay brick, or stucco. Concrete block, concrete brick, asbestos siding, aluminum siding, cinder block, and tar paper are prohibited.
- Setbacks & site approval: No specific setback lines are set, but the developer (or their agent) must approve the location of any structure. Minimum distances from front and side lot lines are set by county ordinances.
- Fences: Fences must be wood or chain link and cannot be placed closer to the front street than the rear corners of the house.
- Maintenance & nuisances: All buildings must be kept in good repair. Debris from fire or casualty must be cleared within 90 days. Yards must be mowed and kept free of unsightly objects, inoperative junk cars, and noxious activities. No farm animals or fowl are allowed.
- Signs: No advertising signs or billboards are allowed except one 'For Sale' sign of up to 5 square feet on an improved lot. Developer signs are exempt.
- Utilities & garbage: Potable water must come from the Community Water System. Sewage must connect to the county sewer system. Garbage receptacles must be screened from the street except on pickup days. Fuel tanks must not be exposed to view.
