The Thickett Subdivision is a standard single-family home HOA in Wilmington, NC. All lots are for single-family residential use only, and owners must follow architectural, use, and maintenance rules. The HOA maintains common areas and can levy assessments.
- Permitted uses: Lots are for single-family residential use only. No business, trade, or occupation is allowed on any lot.
- Architectural review: No building, fence, or other structure may be erected or altered, and no lot grade may be changed, without prior written approval from the Declarant (or later the HOA). Approval may be based on any ground, including aesthetics.
- Minimum home size & exterior materials: Each single-family home must have at least 1,200 square feet of enclosed dwelling area. Exteriors must be conventional frame, brick, clay brick, or stucco; concrete block, vinyl siding, aluminum siding, and similar materials are prohibited.
- Fences: Fences cannot be closer to the front lot line than the front of the residence. Maximum height is 6 feet along side and rear lot lines, and 4 feet along the front.
- Temporary structures & mobile homes: No house trailers, mobile homes, tents, shacks, or temporary structures may be used as a residence. Modular and prefabricated homes require express written consent from the Declarant.
- Signs: Only one 'For Sale' or 'For Rent' sign per lot, maximum 5 square feet. No other signs are allowed, including in common areas.
- Pets & animals: No domesticated farm animals or fowls. Only non-violent household pets are allowed, and they must be leashed or confined when outside the owner's lot.
- Vehicles & storage: Inoperative junk cars, large trucks, buses, and recreational vehicles cannot be stored on the property. No exposed fuel tanks; they must be inside a building, screened, or buried.
