Hewlett's Run is a townhome community in Wilmington, NC, governed by a homeowners association (HOA). Each owner owns a lot with a townhome and shares common areas. The HOA maintains exteriors and common areas, and owners pay assessments.
- What you own & maintain: You own your lot and townhome. The HOA maintains roofs, gutters, exterior surfaces, decks, trees, shrubs, grass, walks, and other exterior improvements, but not glass surfaces or privacy fences behind yards.
- Assessments & fees: Annual assessments start at $1,200 per lot (as of 1997) and can increase up to 5% yearly without a vote; higher increases need 2/3 approval. A $200 working capital fee is due at closing. Special assessments for capital improvements require 2/3 approval.
- Leasing & rentals: Leases must be at least six months. Owners may delegate common area use to tenants. No timesharing is allowed.
