The Cedars at Gorman Plantation is a single-family home subdivision in Wilmington, NC. These covenants, conditions, and restrictions (CC&Rs) run with the land and bind all current and future lot owners. They establish rules for residential use, construction standards, and property maintenance to preserve the community's character.
- Residential use only: All lots are restricted to single-family residential use only. No house trailers, mobile homes, travel trailers, tents, or temporary structures may be used as a residence without developer consent.
- Minimum home size: Each residence must have at least 1,350 square feet of heated floor space, excluding porches, steps, garages, carports, and storage areas. The developer may approve a home up to 10% smaller if it fits the development's character.
- Exterior materials & design: Exteriors must be conventional frame, wood, masonite-type hardboard, vinyl, brick, clay brick, or stucco. Concrete block, concrete brick, asbestos siding, aluminum siding, cinder block, and tar paper are prohibited. All exposed foundations must be brick, stone, or stucco. Roofs must have a minimum 6/12 pitch and shingles must be earth tones (browns, grays, blacks).
- Architectural & site approval: All building and landscaping plans, including site location, must be submitted to the developer for approval before construction. No lot may be clear-cut, and no tree with a diameter over 8 inches at ground level may be cut without written consent. Violation results in $2,000 damages per tree.
- Fences, hedges & gardens: No chain-link fences are allowed. Other fences and hedges require developer approval. Fences facing or parallel to the street must be wood. No fence or hedge may be placed nearer the front lot line than the rear corners of the house. Gardens must be at least 15 feet behind the back corner of the house.
- Parking & vehicles: Each lot must have a paved driveway and off-street parking for at least two cars, constructed of concrete, asphalt, brick, or landscape paving blocks. No inoperable vehicles, vehicles without current registration/insurance, or vehicles larger than 3/4 ton (including buses, vans, school buses, and tractor-trailers) are permitted. Boats must be stored inside a building or in the back yard, not visible from the street.
- Pets & nuisances: Household pets are allowed subject to city/county ordinances and leash laws. No domesticated farm animals or fowls are permitted. No noxious, offensive, or nuisance activities are allowed.
- Prohibited uses & activities: No yard sales or garage sales are permitted. No clotheslines are allowed except portable clothes tree stands not visible from the street. No outside radio or television antennas or receivers may be erected without developer permission. No advertising signs or billboards are allowed, except one 'For Sale' sign of up to 5 square feet on an improved lot.
