Covil Estates is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (Covil Estates Amenities, Inc.) that maintains common areas and amenities. This document is the Declaration of Covenants, Conditions, and Restrictions for the association, binding all lot owners and their tenants, guests, and invitees.
- What you own & maintain: You own your lot and home; the association maintains the common areas (including signage, landscaping, and irrigation) and the 'Properties' (defined as the real estate on Attachment A, which includes amenities). The association sets the standard of upkeep and may assess you for damage caused by your negligence.
- Assessments & fees: All owners pay equal annual assessments set by the board. The initial budget set a monthly assessment of $35 per lot plus a one-time $70 working capital fee. Additional assessments require a 2/3 vote of members present. Late payments incur a 1/2% monthly late charge and up to 10% annual interest.
