Gorman Plantation, Section 4 is a single-family residential subdivision in Wilmington, NC. These covenants run with the land and bind all current and future lot owners. The developer retained significant control over design and construction until 1999, after which amendments require a two-thirds vote of lot owners.
- Minimum home size & construction standards: Each residence must have at least 1,750 square feet of heated floor space (excluding porches, garages, etc.) and include a garage for at least one car. Exterior materials are limited to conventional frame, wood, masonite, vinyl, brick, clay brick, or stucco; concrete block, aluminum siding, and tar paper are prohibited. Roofs must have a minimum 6/12 pitch and earth-tone shingles.
- Architectural & site review: All building and landscaping plans must be submitted to the developer (or its assignee) for approval before construction. No lot may be clear-cut, and no tree over 8 inches in diameter at ground level may be cut without written consent; violation incurs a $2,000 penalty per tree. Setback lines follow county ordinances, but the developer controls exact siting.
- Fences, yards & outdoor structures: Chain-link fences are prohibited; other fences require written approval and, if facing the street, must be wood. Fences and hedges cannot be placed nearer the front lot line than the rear corners of the house. A 20' x 20' fenced rear area is required for storage of lawn equipment and toys. No yard sales or clotheslines visible from the street are allowed.
- Parking & vehicles: Each lot must have a paved driveway and off-street parking for at least two cars. Inoperable vehicles, vehicles without current registration/insurance, and vehicles larger than 3/4 ton (including buses, vans, and school buses) are prohibited. Boats must be stored out of street view.
- Pets & nuisances: Household pets are allowed subject to county ordinances and leash laws. No farm animals or fowl are permitted. Any noxious, dangerous, or unsightly activity or condition that diminishes neighborhood enjoyment is prohibited.
- Leasing & rentals: The document does not address leasing or rental restrictions.
