- Architectural review: Plans and specifications for all buildings must be approved by Jack Newton Realty Company (or successors). Plans not approved or disapproved within 15 days are deemed automatically approved.
- Minimum square footage: Each residence must have at least 900 sq ft of heated living area, excluding patios, porches, and garages.
- Water supply: No private wells for household use without written permission from Quality Water Supplies, Inc. Owners must use water from that company as long as it operates a private water system.
- Duration & amendment: Covenants run until January 1, 1999, then automatically extend for successive 10-year periods unless amended or terminated by agreement with Jack Newton Realty Company (or successors).
