- What you own & maintain: You own the interior of your unit (including non-load-bearing walls, finishes, appliances, and mechanicals). You must maintain everything inside, including HVAC, plumbing, and electrical lines within the unit. The association maintains all common areas (exteriors, roofs, foundations, stairways, pool, parking, and utility lines up to the point they enter your unit).
- Use restrictions: Units are for single-family residential use only. No transient hotel or commercial use. No immoral, offensive, or unlawful activities. No signs or window displays (except Declarant's sales offices). No boats, trailers, campers, recreational vehicles, or commercial vehicles may be parked or stored on the property.
- Pets: Only small household pets are allowed. Owners are responsible for their pets' actions.
