Kure Estates is a single-family home subdivision in Kure Beach, NC. These restrictive covenants apply to specific lots (59–76, 87, 88) and bind all owners. The developer retains significant control until all lots are sold; an owners' association may be formed later.
- Residential use only: All lots must be used exclusively for single-family residential purposes. No duplexes, apartments, time-shares, or business uses are allowed unless specifically permitted by the RAIA zoning code.
- Architectural review & minimum house size: No building or site alteration (including grading, fences, landscaping) may begin without written approval from the Company (developer). Minimum enclosed dwelling area is 1,250 square feet (excluding garages, decks, porches). Exterior must be completed within 6 months of construction start.
- Maximum built-up area & drainage: Maximum built-up area per lot is 3,000 square feet (includes structures, pavement, gravel, etc., but not raised wood decking or pool water surface). All runoff must drain into the permitted system; drainage alterations require state concurrence.
- Pets: Only dogs, cats, and pet birds are allowed, in reasonable numbers, and not for commercial use.
- Parking & vehicles: No trailers, boats, or habitable motor vehicles may be parked on any part of the property unless inside an enclosed garage. This also applies to common easement areas.
- Prohibited structures & items: No trailers, tents, mobile homes, temporary structures (except contractor shelters during construction), exterior radio/TV aerials, or clotheslines visible from the street or waterfront. Mailboxes require Company approval.
- Nuisance & firearms: No noxious or offensive activity is allowed. Discharging firearms of any kind is prohibited.
- Association membership & assessments: Lot owners automatically become members of the Kure Estates Owners' Association if and when it is formed, and must pay dues/assessments as required.
