Sea Colony is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements. The association maintains the common areas and carries master insurance, funded by assessments based on your unit's ownership interest. This declaration governs Phase I (30 units) and allows future phases up to 120 total units.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, fixtures, appliances) and must keep it in good repair. The association maintains all common areas (land, exterior walls, roofs, stairs, pool, parking, utility infrastructure) and limited common areas (assigned storage and garage spaces).
- Use restrictions: Units are for single-family residential use only. No business, commercial activity, or signs are allowed (except Declarant's sales office).
