This document applies to owners of townhouse units at 706 South Carolina Ave, covering use restrictions, maintenance responsibilities, and association governance.
- What you own & maintain: You own your townhouse unit and lot; the association maintains common areas, roofs, and exterior siding. Owners are responsible for interior portions, foundations, grading, doors, windows, and landscaping.
- Leasing & rentals: Renting is allowed, including short-term leases via Airbnb or similar platforms. All leases must be in writing and subject to the Declaration.
- Pets: Dogs, cats, and other customary household pets are allowed, but not for commercial purposes. Must comply with local laws.
- Parking & vehicles: No trailers, boats, RVs, or trucks over one ton may be parked on streets or lots visible from the street. Inoperable vehicles cannot be parked for more than 48 hours. Passenger vehicles must be parked in driveways.
- Signs: Only one 'For Sale' sign or one temporary sign (e.g., yard sale) is allowed per unit. Temporary signs cannot remain for more than 72 consecutive hours.
- Fences & antennas: Chain-link fences are prohibited. Satellite dishes up to 39 inches are allowed, but must be affixed to the dwelling, blend with surroundings, and not be visible from the street. Only one dish per unit.
- Assessments & fines: The association levies annual assessments. Late payments incur interest at 18% per annum and a late fee set by the board. Fines for violations cannot exceed $150 per occurrence.
- Party walls: Walls on lot lines are party walls. Repair costs are shared by owners who use the wall. No alterations to party walls except interior surfaces.
