This declaration establishes the condominium regime under the North Carolina Condominium Act, defining unit ownership, common elements, and the association's powers. It applies to unit owners, tenants, and occupants.
- What you own & maintain: You own the interior of your unit (finished surfaces, interior partitions, fixtures). The association maintains common elements (land, foundations, roofs, corridors, parking areas, etc.) and limited common elements like exterior doors/windows, decks, and HVAC components—except HVAC maintenance is the unit owner's responsibility.
- Use restrictions: All units are for residential use only. No obnoxious or unlawful activity, no hazardous activities that increase insurance rates, no signs/flags/banners visible from outside, and no planting without association permission.
