- Residential use only: All lots must be used for residential purposes only; no commercial use is allowed.
- Building & structure rules: Only detached single-family dwellings (max 2.5 stories) and small accessory buildings (e.g., detached garage, but no garage apartments) are permitted. No temporary structures, trailers, mobile homes, tents, or shacks may be used as residences.
- Minimum dwelling size: Each dwelling must contain at least 1,200 square feet of living area (measured by exterior brick work, excluding porches, steps, garages, etc.).

- Landscaping & tree removal: No trees over 3 inches in diameter (measured 1 foot above ground) may be removed without prior written approval based on a submitted site or landscaping plan. This restriction expires 20 years from the date of the declaration (1987).
- Vehicles & parking: No inoperable vehicles or vehicles without current registration and insurance are allowed on any lot. No television satellite dishes or chain-link/wire fences are permitted in front yards.
- Nuisance & maintenance: No noxious or offensive activities, farm animals, or fowl are allowed. Yards must be properly maintained; unsightly junk cars and unkempt conditions are prohibited.
