- Allowed structures & use: Each lot is limited to one detached single-family dwelling (max 2.5 stories), a private garage for up to 3 cars, and incidental outbuildings (including servants quarters). No temporary structures, trailers, tents, or basements may be used as residences.
- Setbacks & lot coverage: Buildings must be at least 60 feet from the front lot line, 12 feet from side lines (15 feet for two-story), and 25 feet from the rear line. Unattached garages/outbuildings must be at least 100 feet from the front line and 5 feet from side lines.

- Nuisance & pets: No noxious or offensive trade or activity is allowed. Only household pets (domesticated animals) are permitted.
- Sewage disposal: Until a public sewer system is available, septic tanks must be approved by the NC State Board of Health. Once available, connection to the sewer system is required.
- Architectural review: Plans for all dwellings and structures must be approved by a three-member building committee (one owner rep, two elected by lot owners) for suitability. The subdivision owner has authority to approve or disapprove committee decisions.
- Duration & amendment: These covenants run with the land until January 1, 1985, and automatically extend for successive 10-year periods unless a majority of lot owners vote to change them.
