Kure View is a townhome community in Wilmington, NC — you own your individual lot and unit, plus an undivided interest in the common elements. The Kure View Townhome Owners Association maintains the common areas, drainage, streets, and entrances, funded by assessments on each unit owner.
- What you own & maintain: You own your lot and townhome unit in fee simple, plus an undivided interest in the general common elements. The Association maintains common areas, drainage, streets, and entrances; each owner maintains their own unit and lot.
- Leasing & rentals: Units may be used for residential or residential rental purposes only. No single rooms may be rented. The document does not specify a minimum lease term.
- Use restrictions: Each unit must be used for residential purposes only. No unit may be divided or subdivided. No use that is a source of annoyance to residents or that interferes with peaceful possession is permitted. All laws and zoning ordinances must be observed.
- Assessments & liens: The Association may levy assessments against unit owners to cover common expenses. Unpaid assessments create a lien on the unit as provided by North Carolina law. The Declarant is exempt from assessments until the end of development.
