Kure By The Sea is a single-family home subdivision in Kure Beach, NC, governed by restrictive covenants that run with the land. These rules apply to Lots 23–44 of Phase I and are binding on all owners, residents, and their guests.
- Residential use only: All lots must be used exclusively for single-family residential purposes. No duplexes, apartments, time-shares, businesses, or professional offices are allowed.
- Architectural review: No building, fence, wall, or other structure may be erected, nor may the grade or vegetation be altered, without prior written approval from the Declarant (or its successor). Approval may be based on purely aesthetic or environmental grounds. Plans must include exterior colors, finishes, site plans, and landscaping. Minimum enclosed dwelling area is 1,200 square feet; no more than 1,686 square feet of any lot may be covered by structures or paved surfaces.
- Construction & completion: Exterior construction must be completed within six months of commencement, unless delayed by strikes, fires, national emergencies, or natural calamities. During construction, all vehicles must use approved driveways, and debris must be removed regularly.
- Pets: Only dogs, cats, and pet birds are allowed, in reasonable numbers, and not for commercial purposes.
- Parking & vehicles: No trailers, boats, or habitable motor vehicles may be parked on any lot unless inside an enclosed garage. This also applies to common easement areas.
