What Cambridge's governing documents say
Cambridge is a single-family home subdivision in Wilmington, NC, governed by protective covenants that run with the land. These rules apply to all lot owners and are designed to maintain a high-quality residential neighborhood.
- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage for up to 3 cars, and a non-metal accessory building (max 250 sq ft, rear of dwelling) are allowed.
- Dwelling size: Single-story homes must have at least 900 sq ft of living area (excluding porches, garages, etc.). Homes with more than one story must have at least 1,200 sq ft.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by the Architectural Committee for design harmony and location. If the committee does not act within 30 days, approval is deemed given.
- Setbacks & separation: Buildings must be set back at least 10 ft from rear lot lines, 35 ft from streets, and 50 ft from major highways. Side setbacks are at least 5 ft, and no building may be closer than 20 ft to another building.
- Prohibited uses & nuisances: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activities, signs (except real estate signs), or storage of trade materials. No trailers, tents, or temporary structures except as authorized.
- Fences & mailboxes: Fences, walls, hedges, or mass plantings are only allowed behind the dwelling and must be approved by the Architectural Committee. Mailboxes require prior approval of design and location to ensure uniform look; if no response in 60 days, approval is assumed.
- Animals: Only house pets are allowed; no animals or poultry of any other kind may be kept.
- Parking & vehicles: Off-street parking must be provided. No parking on streets. Boats, trailers, campers, and similar items must be parked in a garage or screened area. No unlicensed or junk vehicles allowed.
