- What you own & maintain: You own your lot and single-family dwelling. The association maintains common areas, utility and drainage lines (except those within lots), and stormwater systems. You must maintain your own lot and home.
- Architectural review: No structure or exterior alteration may begin without written approval from the Declarant (or later the architectural committee). Plans must be submitted; approval is based on harmony of design and location. Minimum dwelling size: 1,000 sq ft (one-story) or 1,200 sq ft (two-story). Mobile homes and modular homes are prohibited.
- Assessments & fees: Annual assessments are set by the Board, with a maximum initial cap of $900 per lot. Annual increases up to 10% without member vote; above 10% requires 2/3 vote. Special assessments for capital improvements require 2/3 member approval. A working capital assessment equal to two months' estimated assessment is due at closing.
