Georgetowne is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). All lot owners are automatically members of the HOA, which maintains common areas and enforces rules. The rules apply to owners, tenants, and occupants.
- What you own & maintain: You own your lot and the single-family home on it. You must keep your lot mowed, clear of debris, and maintain the home and landscaping. The HOA maintains common areas and may enter your lot to perform maintenance if you fail to do so, charging you the cost plus 15%.
- Architectural review: Any exterior change—including construction, painting, fences, landscaping, or adding a shed—requires prior written approval from the Declarant or an architectural committee. Plans are deemed approved if not acted on within 30 days of complete submission.
- Use restrictions: Lots are for single-family residential use only. No commercial activity, no mobile homes or temporary structures, no yard sales, and no outdoor antennas or satellite dishes without approval. No animals, livestock, or poultry except household pets (dogs, cats) kept on a leash and not a nuisance.
- Parking & vehicles: No parking on streets. No trucks over 3/4 ton, boats, campers, or trailers may be parked overnight on a lot unless stored in an enclosed garage and not visible. No junk or inoperable vehicles allowed.
- Leasing & rentals: Leases are allowed; tenants must comply with all rules. Owners may delegate use of common areas to tenants who reside on the property.
- Assessments & fees: All lot owners pay annual general assessments set by the HOA board. Special assessments for capital improvements require a 2/3 vote of members. A one-time $250 working capital fee is due at purchase. Unpaid assessments become a lien on the property.
