Farrington Farms is a standard single-family home HOA in Wilmington, NC. The rules bind all lot owners and are enforced by the Farrington Farms Homeowners' Association. This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that govern the community.
- What you own & maintain: You own your lot and the single-family dwelling on it. The association maintains the Common Areas (e.g., open space, amenities) and any Limited Common Areas (none designated here). You must keep your lot free of weeds, underbrush, and refuse; the association can enter and clean at your expense after 30 days' notice.
- Architectural review: All exterior construction, additions, alterations (including painting) require prior written approval from the Declarant, Board, or Architectural Control Committee. Approval may be based on any ground, including aesthetics. Plans are deemed approved if no decision is made within 30 days of submission.
- Building & lot standards: Only one single-family dwelling (max 2.5 stories) per lot, with a minimum 1,250 sq. ft. of enclosed heated area. Exteriors must be completed within 12 months of starting construction. No more than 2,800 sq. ft. of any lot may be covered by structures or paved surfaces (the 'Built Upon Area').
- Parking & vehicles: Each lot must provide off-street parking for at least 2 cars, built of concrete, brick, asphalt, or turf stone. No boats, campers, trailers, mobile homes, or inoperable vehicles may remain on lots or streets without written consent. Vehicle repairs must be in garages or areas not visible from the street.
- Pets & animals: No livestock or poultry. Dogs, cats, or other household pets are allowed but not for commercial purposes; they must be leashed or under control and not become a nuisance.
- Leasing & rentals: The document does not address leasing or rentals. No minimum lease term or rental restrictions are stated.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 5% per year without a member vote; higher increases require a 2/3 vote.
