Woodlands at Echo Farms is a standard single-family home HOA in Wilmington, NC. This declaration of covenants, conditions, and restrictions (CCRs) binds all lot owners and residents. It covers architectural control, assessments, property use restrictions, and the association's powers.
- Property use & restrictions: All lots are for residential use only; no business or commercial use. Group homes are prohibited. Minimum heated living area is 1,650 sq ft (1,500 sq ft on up to 10% of lots), maximum 3,000 sq ft, with at least 1,000 sq ft on the ground floor. Driveways must be concrete.
- Architectural review: No building, fence, wall, driveway, pool, or other structure may be built or altered without written approval from the Declarant (during developer control) or the Architectural Committee/Board. Plans must show design, materials, colors, location, and square footage. Approval is presumed if no response within 30 days.

- Developer control & transition: The Declarant (Echo Farms, L.L.C.) controls the Association until December 31, 2050, or until no lots are owned within a 2-mile radius. During this period, Declarant appoints the Board, can amend the Declaration without member approval, and is exempt from assessments.
- Stormwater & environmental obligations: The Association is responsible for maintaining stormwater management facilities and complying with the City of Wilmington's permit. Maximum built-upon area per lot is 5,000 sq ft. Runoff must drain into the permitted system. The Association indemnifies Declarant for related liabilities.
