Bexley Subdivision is a single-family home HOA in Wilmington, NC. These covenants run with the land and bind all current and future lot owners. The document sets rules for residential use, construction, and property maintenance.
- Residential use only: All lots are restricted to single-family residential use only. No house trailers, mobile homes, tents, or temporary structures may be used as residences.
- Minimum house size: Each residence must have at least 1,800 square feet of heated floor space, excluding porches, garages, and storage areas. The developer may approve homes up to 10% smaller.
- Exterior materials: Exteriors must be conventional frame, brick, clay brick, or stucco. Concrete block, concrete brick, asbestos siding, aluminum siding, vinyl siding, cinder block, and tar paper composition are prohibited.
- Setbacks & site approval: No specific setback lines are set; the developer reserves the right to approve the location of any structure. Minimum distances from lot lines are governed by county ordinances.
- Fences: Fences require prior written approval from the developer. No fence may be placed nearer the front lot line than the front corners of the house.
- Modular & prefabricated homes: Modular and prefabricated homes, as well as previously constructed houses, may not be placed on any lot without the developer's express written consent.
- Signs: No advertising signs or billboards are allowed, except one 'For Sale' sign of up to 5 square feet on a completed dwelling lot. No signs on unimproved lots. Developer signs are exempt.
- Vehicles & parking: No boats, trucks over 3/4 ton, tractors, motor homes, campers, trailers, or excessively noisy machinery may be kept on lots or streets. Inoperative junk cars are prohibited.
