Fairfield Park is a master-planned community in Wilmington, NC, governed by a master homeowners' association (Fairfield Park Property Owners' Association, Inc.). This document is the master declaration that sets up the overall structure, including multiple sub-associations (called 'Regimes') for different neighborhoods. It applies to all property owners and Regime Associations within the development, covering residential lots, dwellings, commercial sites, and common areas.
- Community structure: The development is divided into 'Regimes' (e.g., Fairfield Park Patio Homes, Fairfield Park 'A Townhome Development'), each with its own Regime Association and declaration. Owners in a Regime are members of both the Regime Association and the master Association.
