- What you own & maintain: You own your lot and home; you must maintain your property in a neat and orderly condition. The HOA maintains common areas (e.g., entrance signs, landscaping, stormwater system) funded by assessments.

- Parking & vehicles: Each lot must have a paved driveway and a two-car garage. No inoperable vehicles, vehicles without current registration/insurance, or vehicles larger than 3/4 ton (including buses, vans, school buses) may be parked or stored. Boats must be stored out of street view.
- Fences & landscaping: Fences and hedges require written approval; no fence or hedge may be placed nearer the front lot line than the rear corners of the house. All fences must be wood or similar with finished side outward. Lots must be mowed regularly; the HOA may enter and maintain a lot at owner's expense if neglected.
