This document is the full declaration of covenants and restrictions that binds all lot owners, residents, and guests. It defines what you own (your lot and townhome unit), what the HOA maintains (common elements), and the rules you must follow.
- What you own & maintain: You own your lot and the townhome unit on it, including attached decks, steps, and roofs. The HOA owns and maintains the common elements (e.g., common areas, facilities). You must insure the interior of your unit (drywall, flooring, contents, fixtures, upgrades). The HOA insures the common elements and the exterior structure.
- Leasing & rentals: Leases must be for at least six months. No time-sharing or short-term rentals are allowed. You are responsible for your tenants' compliance with all rules.
- Pets: Only ordinary household pets are allowed, with no commercial breeding. Dogs must be leashed outside your lot, and you must immediately clean up droppings. The HOA may regulate the kind and number of pets.
- Parking & vehicles: No boats, trailers, campers, RVs, or similar items may be stored on common elements unless designated. All vehicles must be operational and have current registration/inspection. The HOA may limit the number of vehicles per owner.
- Architectural review: No structural alterations or construction on common elements without HOA approval. Permanent structures on your lot require written approval under the architectural control provisions. No temporary structures (tents, sheds, etc.) without permission.
- Business activities: No business or business activity on any lot except private offices that are incidental to residential use and approved in writing by the HOA. No customers or clients may come and go.
- Nuisances & noise: No unlawful, noxious, or offensive activity. The HOA decides what constitutes a nuisance. No disturbing noises, vibrations, odors, or smoke. You must keep your lot clean and free of fire hazards.
- Antennas & satellite dishes: No exterior satellite dish larger than one meter (39.37 inches) without HOA approval. No other exterior antennas (AM/FM, CB, HAM) without written consent.
