- Architectural review: All exterior changes (including painting, fences, structures) require prior written approval from the Declarant or Architectural Control Committee. Plans are deemed approved if no response within 30 days. Minimum house size is 1,350 sq ft (1,300 sq ft allowed by committee discretion).
- Assessments & fees: Annual assessments are set by the Board, can increase up to 5% per year without a vote, or up to $600 per lot initially. Special assessments for capital improvements require 2/3 member vote. A one-time working capital fee of $150 is due at closing. Assessments are uniform per lot.
