Beacon Woods is a standard single-family home HOA in Wilmington, NC. You own your lot and house, and the association maintains common areas, drainage, and entrance signage. All owners are automatically members of the HOA and must pay annual assessments.
- What you own & maintain: You own your lot and single-family dwelling. The association maintains common areas, entrance signage, street islands, irrigation for planting areas, stormwater drainage system (including detention pond), and utility/drainage lines on lots. You must maintain your own lot free of weeds, underbrush, and unsightly conditions.
- Architectural review: All exterior construction, alterations, painting, fences, and satellite dishes require prior written approval from the Declarant or Architectural Control Committee. Minimum house size is 1,450 sq ft of heated area (excluding garage, porches, decks). Setbacks: at least 10 ft from side property lines, 35 ft from front (30 ft for certain lots). Exterior must be completed within 12 months of starting construction.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 5% per year without a vote; initial maximum was $300/lot. Special assessments for capital improvements require 2/3 member vote. Insurance assessments are additional. Assessments are a lien on the lot and personal obligation of the owner. Unpaid assessments accrue interest and may be foreclosed.
