- What you own & maintain: You own your lot and the townhouse on it. The association maintains common areas, fences around each lot, and the front yard area from the fence to the street. You are responsible for your yard within the fence, the sprinkler system in the front yard, and keeping your property well-kempt.

- Leasing & rentals: No interval ownership or time-sharing arrangements are allowed. The document does not otherwise restrict leasing terms or require association approval for rentals.
- Pets & animals: No domesticated farm animals or fowl are allowed. The document does not otherwise restrict pets.
- Enforcement & amendment: The association or any owner may enforce covenants. Violations may result in legal action or fines. The declaration runs until January 1, 2024, then auto-renews for 10-year periods unless 75% of owners vote to terminate.
