This Declaration of Covenants, Conditions, Restrictions, and Easements (CC&Rs) is the rulebook for all lot owners—you own your lot and house, and you share responsibility for the community's upkeep and amenities.
- What you own & maintain: You own your lot and the single-family home on it. The HOA maintains the common areas (roads, pool, open space, and drainage ditches) and can enter your lot to perform maintenance you neglect, charging you the cost. You must keep your lot and structures neat and in good repair.
- HOA assessments & fees: Every lot owner pays annual assessments (initially capped at $1,200 per year, estimated $70/month). A one-time $140 capital contribution is due from the first owner of a new lot. Assessments can increase up to 5% per year without a vote; larger increases need a 2/3 vote. No temporary structures, no above-ground utilities, no front-yard satellite dishes, and no clotheslines visible from common areas or neighbors.
- Parking & vehicles: Each lot must provide adequate off-street parking (paved, at least two spaces). Travel trailers, campers, boats, commercial vehicles, and school buses may not be parked overnight unless inside a garage or screened from view (with architectural board approval). No junk or inoperable vehicles allowed.
- Pets & animals: Only usual household pets are allowed; no livestock or commercial pet breeding. Pets must be leashed or fenced when outdoors and must not create noise or odor that disturbs neighbors.
- Trees & landscaping: Trees over 4 inches in diameter and 10 feet tall cannot be cut or removed without the developer's written consent (unless diseased or interfering with construction). Violators must replace the tree within 30 days.
