- What you own & maintain: You own the interior of your unit (including wallboard, paint, flooring, and fixtures). Limited common elements like your garage, balcony/patio, and HVAC system are yours to maintain day-to-day, but the association handles major repairs and painting. The association maintains all other common elements (buildings, pool, clubhouse, landscaping).
