Sentry Oaks is a standard single-family home HOA in Wilmington, NC. You own your lot and house in fee simple, and the HOA owns and maintains common areas. These protective covenants run with the land and bind all owners, tenants, and occupants.
- What you own & maintain: You own your lot and the single-family home on it. You must maintain your lot (mow, clear debris, keep it neat) and any easement areas on your property. The HOA maintains common areas, conservation/buffer areas, and landscaped road rights-of-way.
- Architectural review: All exterior changes—including buildings, fences, paint color, landscaping, driveways, pools, signs, antennas—must be approved in writing by the Declarant or an architectural committee.
