It establishes a single-family home HOA for 17 specific lots. The rules bind current and future lot owners, tenants, and occupants.
- Lot use & construction: Lots are for residential use only; no businesses, mobile homes, or manufactured housing. Each house must have at least 1,800 heated square feet, be built on a crawl space, be brick, and have decorative front-elevation features like quoin corners or jack arches.
- Architectural review: An Architectural Control Committee must approve building designs, materials, exterior colors, and the location of all structures. Requests are decided within 10 days; if not approved in that time, the proposed building must still fit with existing homes.
- Construction deposit & rules: Before building, a $1,000 deposit is required to cover trash cleanup and road repairs if the owner or builder fails to do so. Construction activity must stay within lot boundaries.
- Yard maintenance & landscaping: Owners must keep their lot neat, mowed, and free of debris, statues, or artificial wildlife. The Association maintains front, side, and back yards outside fenced areas. An irrigation system is provided and each owner pays for water used on their lot.
- Parking & vehicles: Park only in driveways; no parking on lawns, roadways, or common areas. Maximum 3 vehicles per residence unless approved. Inoperable vehicles, those without current tags/insurance, and tractor-trailers are banned. Boats and RVs must be garaged with the door closed.
- Pets & animals: No livestock or poultry. Up to 4 household pets are allowed per lot. Pets must be leashed or fenced; owners must clean up pet waste. Costs for removing pet debris on other lots or common areas can be billed as a special assessment.
- Fences: Fences require committee approval, cannot exceed 4 feet tall, and chain link is not allowed.
- Window coverings: Within 10 days of occupancy, all windows visible from outside must have white window treatments. Sheets, towels, or blankets are not acceptable.
