What Tanglewood's governing documents say
Tanglewood is a single-family home subdivision in Wilmington, NC, governed by a set of deed restrictions recorded in 1960 and 1968. These restrictions apply to all lot owners and are designed to maintain the residential character of the neighborhood.
- Residential use only: All lots must be used for single-family residential purposes only. No noxious or offensive trades, activities, or nuisances are allowed.
- Minimum home size: For Section 5, the main floor must have at least 1,250 square feet of heated floor space (excluding porches, garages, etc.). For Sections 2 and 3, the minimum is 850 square feet.
- Setbacks & height: Buildings must be at least 10 feet from side lot lines and 50 feet from the front property line. No structure may exceed 2½ stories. If two or more lots are combined for one residence, interior lot lines are ignored for setback purposes.
- Exterior materials: Only conventional frame or clay brick exteriors are permitted. Concrete block, concrete brick, asbestos siding, cinder block, and composition tar paper are prohibited for the main structure.
- Pets & animals: No domesticated farm animals or fowls may be kept on the property.
- Fences & signs: Fences may not extend beyond the front setback line and cannot exceed 4 feet in height. Signs are limited to 'For Sale' or 'For Rent' signs no larger than 2 feet by 3 feet.
- Temporary structures & vehicles: No house trailers, tents, shacks, or temporary structures may be used as residences. Unsightly inoperative junk cars and similar eyesores are not allowed.
- Architectural review: The design of all buildings must be approved by the developer (Carolina Lands, Inc.) or its agents.
