What Landfall's governing documents say
Landfall is a master-planned community in Wilmington, NC, with multiple separate subdivisions. This document is the Declaration of Covenants, Conditions, Easements and Restrictions for the Villas at Landfall Subdivision, a single-family detached home neighborhood within the larger Landfall development. It establishes the Villas at Landfall Owners Association and sets rules for lot owners.
- What you own & maintain: You own your lot and the improvements on it, and you are responsible for exterior upkeep (painting, roofing, gutters, etc.). The Association maintains the grounds around each lot (grass, shrubs, trees) and the private streets and driveways.
- Assessments & fees: Annual assessments started at $250 per lot (through 1990) and can increase each year by up to 10% or the Consumer Price Index increase, whichever is greater. Special assessments for capital improvements require a 2/3 vote of each membership class. Assessments are a lien on the lot and a personal obligation of the owner.
- Architectural review: No site preparation, construction, or exterior alterations (including fences, signs, landscaping, play equipment) may begin without written approval from the Board or an Architectural Committee.
