- What you own & maintain: You own the interior of your unit, including non-load-bearing walls, finishes, windows, exterior doors, and mechanical equipment like heat pumps. The association maintains all structural elements, roofs, exterior walls, and common areas. Limited common elements (patios, porches, storage) are your responsibility for cleanliness, but the association handles maintenance and appearance.
- Development rights: The declarant reserved the right to add up to 35 additional units (for a total of 50) by January 1, 1991, and to create additional common elements or limited common elements. These rights may no longer be exercisable.
