- What you own & maintain: You own your lot and the house on it. The HOA maintains common areas, front yards, exterior surfaces of homes (including painting, roofs, siding), and drainage systems. You are responsible for interior maintenance, glass surfaces, and your own water well and sewer connection.
- Architectural review: All exterior changes—including new construction, additions, painting, fences, and landscaping—must be approved in writing by the Declarant or Architectural Control Committee. Plans are deemed approved if no decision is made within 30 days. Minimum house size is 1,500 square feet of enclosed dwelling area (excluding garage, decks, porches).
- Use restrictions: Lots are for single-family residential use only. No businesses, no temporary structures used as residences, no recreational vehicles (boats, campers, trailers) without written consent. No inoperable or unregistered vehicles allowed; vehicle repairs must be done inside garages and not visible from the street.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and not allowed to run free.
- Assessments & fees: Annual assessments start at $250 per lot, can increase up to 5% per year without a vote. Special assessments for capital improvements require a 2/3 vote of members. Assessments are a lien on the property and a personal obligation of the owner at the time they fall due.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. However, all tenants must comply with the declaration.
