Glen Meade is a single-family home subdivision in Wilmington, NC, governed by two sets of recorded covenants: a 1993 declaration for Phase 2 (Lots 1-15 and 36-40) and a 2004 declaration for six additional lots (25R, 28R, 32R, 35R, 38R, 42R). These rules bind all homeowners and occupants, covering land use, building standards, and neighborhood upkeep.
- Land use & building type: Lots are for single-family residential use only. No mobile homes, manufactured homes, or modular homes are allowed. Only one dwelling per lot.
- Minimum dwelling size: Under the 1993 declaration, any house must have at least 2,000 square feet of heated living area (excluding porches, garages, decks). Under the 2004 declaration, the minimum is 1,600 heated square feet.
- Architectural & site approval: All building plans, exterior designs, colors, materials, and site grading must be approved in writing by the Developer (or its delegate) before construction or alteration. Approval may be based on any ground, including aesthetics, in the Developer's sole discretion.
- Parking & vehicles: No overnight street parking. Each lot must provide off-street parking for at least two cars. No trucks, buses, commercial vehicles over one ton, or recreational vehicles visible from the street. No inoperable or unregistered vehicles. Under the 2004 declaration, no more than three vehicles per residence without written approval.
- Pets & animals: No livestock or poultry. Household pets (dogs, cats) are allowed but not for commercial purposes. Under the 2004 declaration, no more than four pets per lot; pets must be leashed or fenced, and owners must clean up waste.
- Fences & structures: No wire, chain-link, or metal fences. Wood, brick, or stucco fences are allowed but must be set back behind the rear line of the house. No satellite dishes or exterior antennas (except small dishes under 18 inches, not visible from the street). No temporary structures used as residences.
- Signs & yard sales: No signs visible from the street except one 'for sale' or 'for rent' sign up to 10 square feet. Yard sales and garage sales are prohibited.
- Maintenance & nuisances: Lots must be kept neat and tidy; trash receptacles must be screened from view. No noxious activities or nuisances. Under the 2004 declaration, no statues, artificial wildlife, or colored exterior lights (except holidays).
