- Land use & building type: All lots are for residential use only. Only one detached single-family dwelling (max 2.5 stories) plus a one- or two-car garage may be built per lot.
- Setbacks & lot lines: Buildings must be at least 40 feet from the front lot line and 10 feet from any side or side-street property line. The side setback does not apply between two lots owned by the same person.
- Minimum house size: Each dwelling must have at least 2,000 square feet of interior area. If interior space is less, the developer may approve construction if the total area (including porch and/or garage under main roof) is at least 2,250 square feet.
- Architectural review: Building designs and plans must be approved by the developer (or successors/assigns). If no approval or disapproval is given within 10 days of a written request, approval is not required as long as the design is in harmony with existing structures in the section.
- Prohibited structures: No trailers, tents, shacks, barns, or other outbuildings are allowed. A garage cannot be used as a residence before or after the main house is built, except that servants' quarters may be built in or over an attached garage.
- Construction materials: All buildings must be wood, brick, brick veneer, tile, stucco, or other material approved by the developer (or successors/assigns).
- Duration & amendment: These covenants run with the land until January 1, 1998. After that date, any or all covenants may be waived or released by a majority vote of all lot owners in the subdivision.
- Enforcement: Any lot owner in the subdivision may sue to enforce these covenants, seeking to stop a violation or recover damages.
