Steeplechase Extension at Carriage Hills is a single-family home subdivision in Wilmington, NC. These restrictions run with the land and bind all current and future lot owners. The community is part of the larger Carriage Hills development, whose owners association provides amenities like a pool, clubhouse, and tennis courts.
- Land use & building size: All lots are for single-family residential use only. Minimum heated floor area is 1,000 square feet (exclusive of porches, garages, etc.), with a possible 10% variance allowed by the developer.
- Architectural review: All building plans, fences, walls, and exterior alterations must be approved in writing by the developer or the Carriage Hills Owners Association's Architectural Control Committee. Repainting in original colors and native landscaping that doesn't block sight lines are exempt.
- Pets: No more than four household pets per lot. Pets must be confined to the house or a fenced backyard, and the lot must be kept free of pet waste. Animals cannot be raised for commercial purposes.
- Parking & vehicles: No trailers, campers, RVs, or trucks larger than a pickup truck may be parked on lots or streets. Boats must be stored inside a garage or approved storage building. Inoperative junk vehicles are prohibited.
- Fences & outdoor structures: Fences require written approval and cannot be placed nearer the front lot line than the rear corners of the house. No temporary structures, mobile homes, or fuel tanks exposed to view are allowed.
- Signs & advertising: Only one 'For Sale' sign of up to 5 square feet per lot is allowed. No other advertising signs or billboards are permitted, except developer signs.
- Yard maintenance & nuisances: No yard or garage sales. Outdoor clothes drying is prohibited. Each owner must maintain their lot and buildings in good repair. Noxious or offensive activities are not allowed.
- Stormwater & drainage: Each lot is limited to 2,500 square feet of impervious surface. Drainage easements must be maintained, and grading cannot be altered without city approval.
